The park is <strong>NOT <\/strong>an &#8220;Owners Only&#8221; Park as some purchasers are led to believe and units are regularly rented out throughout the year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you wish to share your experience with our local holiday park feel free to comment using the <a href=\"https:\/\/paythorne.com\/index.php\/latest-posts\/\">latest posts<\/a> link in the top menu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Below is a booklet explaining some key points of consumer law to consider before committing to buy a holiday home<\/strong> <strong>or you feel you were vulnerable, misled or pressured when you purchased your existing holiday home.<\/strong><\/p>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-3afcaa04 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<div data-wp-interactive=\"core\/file\" class=\"wp-block-file\"><object data-wp-bind--hidden=\"!state.hasPdfPreview\" hidden class=\"wp-block-file__embed\" data=\"https:\/\/paythorne.com\/wp-content\/uploads\/2025\/06\/Holiday-parks-Mar-2023.pdf\" type=\"application\/pdf\" style=\"width:100%;height:450px\" aria-label=\"Embed of Holiday-parks-Mar-2023.\"><\/object><a id=\"wp-block-file--media-8081e1db-2f93-4549-b045-83e0f737c018\" href=\"https:\/\/paythorne.com\/wp-content\/uploads\/2025\/06\/Holiday-parks-Mar-2023.pdf\">Holiday-parks-Mar-2023<\/a><a href=\"https:\/\/paythorne.com\/wp-content\/uploads\/2025\/06\/Holiday-parks-Mar-2023.pdf\" class=\"wp-block-file__button wp-element-button\" download aria-describedby=\"wp-block-file--media-8081e1db-2f93-4549-b045-83e0f737c018\">Download<\/a><\/div>\n\n\n\n<p class=\"wp-block-paragraph\"><em>Below is an extract from the BBC&#8217;s investigation into mis-selling in the holiday park industry&#8230;<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Stuart Pollitt &amp; Lauren Hirst<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">BBC News, Lancashire<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Jack and Lindsey Kitching bought the caravan as a holiday home and an investment<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A couple who bought a caravan under the belief it was a safe investment said they had been left with a &#8220;massive hole in their finances&#8221; after selling it on for much less money.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Jack and Lindsey Kitching purchased the caravan at <strong>Ribble Valley Country and Leisure Park<\/strong> in Lancashire for \u00a338,000 in 2021.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But they said they had no choice but to sell their holiday home three years later at a loss of \u00a328,000 due to various factors including rising site fees.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The site owners, <strong>Park Holidays UK<\/strong>, said they remained proud of the park&#8217;s &#8220;reputation for creating high-quality and friendly environments for people to spend their leisure time&#8221; and the homes were &#8220;intended as long-term purchases&#8221;.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The couple shared their story following&nbsp;<a href=\"https:\/\/www.bbc.co.uk\/news\/articles\/cpw5jjzrr89o\">a BBC investigation<\/a>&nbsp;that revealed how people had lost their life savings, inheritance and pensions when the holiday homes they had bought lost value.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mr and Mrs Kitching, who have two children and live in Warrington, Cheshire, said they had spent years saving their money to buy the caravan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;I had an illness, so it stopped me travelling abroad so much so we thought &#8216;we&#8217;ll invest in a bit of a holiday home&#8217;,&#8221; said Mrs Kitching.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;It was very easy [to buy it]. They were talking like it was an investment.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;You weren&#8217;t spending your money, you were investing it.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The couple said they had saved their money to purchase the property in 2021<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But after a few years, partly due to rising site fees, the family decided to sell the caravan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The couple said the annual site fee was \u00a34,800 when they bought the caravan, and it had raised to \u00a35,600 by the time they sold it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;Prices were rising, but things were getting taken away from the park like the children&#8217;s indoor play area&#8221; said Mrs Kitching.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;We thought this isn&#8217;t for us any more. We&#8217;re not getting the use of the caravan, we can&#8217;t rent it out.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Privately renting out the caravan to other holidaymakers was disallowed, as stated in the contract when they bought it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Mr Kitching said there were only two options left.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;[The park] bought it off us, which they weren&#8217;t willing to do.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;A second option was for us to sell it privately ourselves, which [the park] still got 15 per cent of the sale.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The couple said they could only sell the caravan for \u00a310,000 &#8211; a loss of \u00a328,000 plus the 15% commission.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The caravan park is situated on the edge of the Forest of Bowland<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;It&#8217;s left a massive hole in our finances,&#8221; said Mrs Kitching.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;That was all we had, we&#8217;d saved up everything.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">&#8220;I would say it was one of the most stressful things that we&#8217;ve ever had to endure.&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A spokesperson for Park Holidays UK said a 15 per cent commission on sales was standard across the industry and the homes were &#8220;intended as long-term purchases&#8221;.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It comes as members of the Holiday Park Action Group (HPAG)&nbsp;<a href=\"https:\/\/www.bbc.co.uk\/news\/articles\/c4gmy7xjewko\">are seeking compensation<\/a>&nbsp;for what they say were unfair increases in annual pitch fees and misleading claims about the value of static caravans at the time of purchase.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/www.bbc.com\/news\/articles\/clyg0zpgel4o\">https:\/\/www.bbc.com\/news\/articles\/clyg0zpgel4o<\/a><\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n","protected":false},"excerpt":{"rendered":"<p>A small hamlet nestled in the Ribble Valley Buyer Beware!!
